From first call to funded closing — usually 30 days or less.
Day 0
Conversation
You reach out. We ask about the property, the condition, the timeline, and anything on title. No walkthrough needed yet.
Day 1–2
Offer
We run comps and repair estimates and send a written, as-is cash offer. You can take it, leave it, or counter.
Day 2–4
Contract signed
We sign a purchase agreement at an agreed price and closing date, and open escrow with a licensed title company.
Day 3–10
Buyer matched
The deal goes to our vetted buyers list. An investor walks the property and takes assignment of the contract.
Day 5–20
Title work
Title runs the search, clears liens or probate issues, and prepares closing documents.
By day 30
Closing
Funds are wired and the deed records. Deals generally close within 30 days of signing a contract with us.
A few honest notes
- Title issues — unknown heirs, old liens, unrecorded transfers — are the most common reason a closing slides past 30 days. We flag them early.
- Our fee is disclosed on the closing statement. Everyone at the table sees it.
- We are investors and wholesalers, not licensed agents. We don't list houses and we don't give legal or tax advice.
