Why wholesaling works
Plenty of houses can't survive a retail sale. A roof at the end of its life, a probate file, a tenant who stopped paying, a seller who has to be out in three weeks. Those properties fail inspections and lose financed buyers.
Investors want exactly those houses — but they can't find them, because they never get listed. We stand in the middle: one contract with the seller, one assignment to the buyer, one closing at a licensed title company.
